Terms and Conditions

Check-in time is between 14:00 - 19:00 (Earlier or later arrival times can be pre arranged depending on availability at a pro-rata fee). Unfortunately, no earlier arrivals will be possible over the peak season.

No check-ins after 22:00 will be accepted whatsoever due to security reasons of our complex buildings and also to respect permanent residents and neighboring guests. Please make arrangements in order to check-in within our time frame. 

Absolutely no extra guests will be allowed. If guests arrive with more people than booked for, or what the maximum occupancy allows, the extra guests will be shown away immediately or the booking will be cancelled with no refund. No exceptions will be made. Please respect our rules and regulations. If we find that extra guests have been staying on the property, a hefty fine will be issued to you or you will be asked to vacate the premises immediately with no refund. Children of all ages are counted as a guest.

Check-out time is strictly 10:00.

A Late check-out fee will apply for departures after 10:00, depending on availability.

An Estimate time of arrival must be communicated with us at least 24 hours prior to arrival, in order for us to meet you at the property at the arranged time. 

Should you be running late, please be so kind as to let us know in advance. We do not reside on or near the properties, thus arrangements must be made in order to avoid your host spending hours waiting for you.

Please note, that our properties do not have on-site reception service, thus we meet you personally.

The primary guest must present on arrival for identification verification. Alternatively, please make arrangements in advance if someone else in your party will collect the keys.

Please send us your vehicle registration number and vehicle model / color in advance for Complex security purposes.

Guests are expected to remove their trash bags and refuge and place them at the designated refuge areas and leave the property in a respectable manner upon departure.

Guests will be met again personally by us at the same area upon check-out for the key handover.

No keys are allowed to be left unattended, with security or inside the units.

a Guest Registration form must be completed on arrival.

Each apartment is located in a Residential complex, managed by a Body Corporate. The building is NOT a Hotel, Lodge or Guest House.

The Body Corporate has implemented strict rules, in order for all guests, permanent residents and surrounding complexes (and Hotel) to enjoy maximum safety and peace. These rules are unfortunately out of our control, thus we and our guests have to abide by them at all times or face hefty fines.

No under 19's (including Scholars) will be accepted as primary guests, unless accompanied by adults / parents. By no means will Matrics be accepted as primary guests.

Strictly no parties or loud music will be tolerated on-site.

No revving or spinning of vehicles or motorcycles in the complexes.

Security cameras are installed throughout the complexes.

Children must be supervised at all times and will not be allowed to play in front or move around of neighboring residents' apartments. Kindly educate your children on this rule. 

No visitors will be accepted, unless prior arrangements has been made with us, for complex security reasons. Visitors must make use of street parking.

No visitors will be allowed to park their vehicle/s inside the complex parking area/s - Wheel clamping & a fine applies.

All guests will be allowed maximum 2 vehicles inside the secure complex parking as well as 1 trailor. All additional vehicles will be parked on the designated street visitors parking.

Strictly no pets will be allowed inside the complex, no matter how trained the animals are. Any guest who underhandedly brings pets into the premises, will be issued with a hefty fine by the Body Corporate and will be requested to find alternative accommodation. 

No smoking will be allowed indoors or in elevators or corridors. Hefty fines will apply if guests fail to comply with this rule.

All doors are tag and pin activated. Please make sure to keep your tags safe. a Replacement fee will be charged for lost tags / keys (from R500 per set).

Silence is mandatory between 23:00 - 07:00 in order for all guests and residents to experience a peaceful holiday.

Should we receive notice from the Body Corporate that any guest is failing to comply with the property rules or due to unruly behavior, the guest will be held liable to pay the hefty fines issued by the Body Corporate, by means of forfeiting your breakage deposit or may be asked to leave the premises immediately without a refund should the disturbance be to such extend that the Caretaker or Body Corporate demand immediate departure.
